Case Studies

Torrance at 190th
Acquisition and expedited closing of a 209,000 SF former Standard Brands Paint manufacturing facility with environmental issues. Redeveloped one building into a 126,000 SF self-storage facility and the other into a multi-tenant industrial park. The industrial asset was sold to a 1031 exchange buyer.

The Concourse
A major ground-up development project (655,000 SF commercial/industrial complex) in the City of Industry, California, completed by Martin Slusser while at Trammell Crow Company.
Commerce Business Center
Acquisition of a 250,000 SF mixed-use industrial asset with environmental and seismic issues. Replaced office/deboning uses with 90,000 SF of new Class A industrial. Executed a major value-creation plan, culminating in a 300% rent increase on the anchor lease and sale to Blackstone Group in 2018.


Grace Place
Magellan Storage
Acquired a 1M SF industrial portfolio. Key strategy was capitalizing on a 500K SF below-market lease rollover (US Can/Ball Corp). Separately, one parcel was entitled and converted into a 140,000 SF self-storage facility, an SSA "Facility of the Year." The industrial assets were sold to a REIT.
Magellan Iowa Industrial
Acquired the note, foreclosed, and redeveloped a 3-parcel, 407K SF industrial property. Extricated the bankrupt tenant, invested $1.5M in upgrades, and successfully negotiated a favorable condemnation settlement with Caltrans. The value-added property was subsequently leased long-term to credit tenant Rustoleum and sold.
